About a 10 minute walk to/from Venice sl station, yet the hotel is off the beaten path and was very quiet at all times of day during mid-July. Pleasant and helpful staff and great breakfast. Decent-sized rooms named after Venetian artists. Venice is expensive but this place was very reasonable, especially to stay on the island itself instead of wasting time and money taking the train to mainland each night.
I would have liked more Nutella and orange juice at breakfast. That being said, the breakfast was complimentary and I didn't really mind that much. This place was great!

the night shift hotel staff is very very nice and helpful!!!!! a boat station is only one mins walk from the hotel while the train station is only 10-15 mins walking distance away. the breakfast is very nice and thoughtful!
it's a bit difficult to find the hotel at the first place so do your homework before you go there.

The tips from the owner about what was on in Venice during the time we were staying there. A wealth of information provided by an obviously proud Venetian. Good location too; close enough to the main transport routes to/from anywhere (airport, vaporetto stops, train station) but still quiet. Lovely to have breakfast outside in the garden area.
Breakfast a little too refined and sweet for our tastes (eg white bread, jam croissant, packaged biscuits) and lacking fresh fruit. Not that this is particularly unusual for many Italian hotels/B&Bs.

Extremely nice hotel staff. Specially the young man and the girl who told us a lot about what we could visit during our stay without even asking. Breakfast is served in the garden which is really nice and the breakfast itself was also very good. Great location and close to the train station.
Our room was not properly cleaned when we arrived, but I assume it doesn't happen regularly and the staff apologized for the problem. Reception closes at 20:00 but you'll have the key to the doors.

The hotel was charming and offered a good atmosphere, but
The beds were quite firm, and the pillows were thinner than I prefer. Despite these minor discomforts, the staff was accommodating, helping with local tips and even packing a breakfast for us to take when we left early.

The room's air conditioning was poorly positioned, leading to discomfort. I had to deal with an unpleasant wait during checkout due to language barriers with the breakfast staff. The outdoor dining area was less appealing than expected, as it hadn't been well maintained .

Friendly helpful service, good location and clean room. Breakfast brought to room and a good amount of choice. Hotel had feel of family house with character. Our room was light and airy. Location good and even enjoyed being woken by church bells in the morning.

Hotel staff were lovely and very helpful. The room had a lovely venetian charm about it and was very spacious. The hotel served in the garden was a nice touch and the location was fantastic for seeing all of Venice.
Facilites a little worn in the bathroom but not enough to bother us to complain at all.

Everything was nice, amazing location adjacent to shops, restaurants, Venice for a decent place, and the 4.1 / 4.2 vaporetto stop, pleasant experience. The staffs were dedicated and best and the service was very good. I had king room that also was complete with 2 single beds, bathroom, as for instance.

Very pleasant place, especially the staff - well speking English, nice and very helpfull ( Vladimir showed us shortcut and even helped us with luggage on our way to Santa Lucia station). Room is not big, but warm and cozy. Breakfast simple (could have some cheese or salami). Wi-fi worked well.
